New tenancy package

Securing the perfect tenants for your rental is one of the hardest parts of owning a rental property, so why not outsource?

Our team is keyed into what advertising listings and marketing methods yield the best candidates, which questions offer meaningful insight to prospective tenant’s eligibility, and are armed with water-tight rental agreements, time-tested by decades in the property management business.

Our New Tenancy Package includes:

  • Advertisement and marketing of your rental property, inclusive of 10 professional property photos.
  • Hosting viewings and fielding prospective tenants’ questions.
  • Full vetting of eligible tenants, inclusive of police and reference checks.
  • Distribution of legally sound, industry standard rental agreements to all relevant parties.

Year-round Property Management Services

Perfectly suited to property investors with multiple properties, or busy owners with no time to manage their rental properties, this package includes:

  • Three-monthly property inspections, with detailed reports and photos sent to the owner.
  • Ongoing management of any issues or faults with the property that arise, liaising with the maintenance team for remedial work.
  • Timely collection of rent and payment to owner’s nominated bank account. Mediation with tenants about any issues relating to rent payment.
  • Clearly communicating cleaning requirements on departure of tenants, and conducting a thorough move-out inspection with full inventory audit, and detailed reports and photos sent to the owner.

After acceptance

Our friendly team will be in touch within 24 hours of quote acceptance, to discuss the finer details of undertaking services with Dwelling. This will include any preferences regarding number of occupants, whether or not to allow pets, frequency of rent payments, along with start date and term of tenancy.

We will also confirm an appropriate time for the professional photography, as well as providing estimated time frames to complete the process of securing new tenants.

Satisfaction guarantee

We understand that entrusting a property manager to safeguard your property, and uphold an excellent standard of service to tenants therein, can be a daunting concept. As such, we offer a satisfaction guarantee that can be broken down into 3 core components:

  • 1 month new tenant promise: Rental income is as time-sensitive as any investment, so we promise to advertise, screen, and secure quality tenants for your property within 1 month. On the rare occasion we can’t do that, we’ll cover rent until tenants are secured.
  • Service excellence: All contact from you or your tenants will be answered within 24 hours. Any remedial work at the property will be taken care of within 2 business days. If for any reason you’re unhappy with the service we provide, we’ll refund 3 months worth of your property management fees.
  • Rent arrears protection: If your tenant doesn’t pay the rent, and we are unable to negotiate payment from them, we will cover up to two months of lost rent.

Payment terms and conditions

  • Payment is required in full prior to commencement of services.
  • Payment is accepted with thanks via credit card, cash, check, or online funds transfer.
  • If paying via online funds transfer, please include your quote number and surname as payment reference.
  • Property management pricing is reflective of 12 month minimum commitment. Contracts broken before initial 12 months are complete may incur a break fee.

What’s involved in your tenant screening process?

We have decades of experience screening and vetting tenants for our customers. This experience has informed a strict set of questions that are asked about lifestyle, financial health, previous tenancies, and whether or not pets are involved.
We also carry out police and credit checks, and require two references that confirm the level of reliability of each tenant.

On top of this, each property viewing we host allows for our property managers to get a good idea of what each tenant is like on an interpersonal level, and whether they’d be a good fit for the property.
